For many, it is one of the more stressful things to be experienced in life. I really understand. And I know how to help.

Promotion, Presentation and Price

My job is to professionally – and beautifully – present your property to the most highly-motivated buyers, using the 3 P's of marketing: Promotion, Presentation, and Price.

 

Promotion

As a member of Dalton & Company, I am able to syndicate your property's listing to numerous websites, including Zillow, Trulia and Realtor.com. As a result, virtually every possible prospective buyer will see your home.

PRESENTATION

Today’s prospective buyers require beautiful and high-quality visuals, plus effectively detailed descriptions in the listings. That's why my team includes a professional photographer, an interior designer and experienced marketers. 

Price

There are a number of factors that influence the right listing price for your home (and a handful of surprising factors that do not). I’ll take you through the process of pricing your home to be market-appropriate and generous to you.

Initial Consultation

This is our opportunity to get to know one another, align our goals and expectations, and establish our next steps. 

Listing agreement

This agreement establishes the terms of our relationship. It is also a required legal document that allows me to work for you.

OFFERS & NEGOTIATIONS

All of our efforts bring us to this moment. Expert negotiation skills, wisdom, and understanding ensure your goals are met.

CONTRACT TO CLOSE

This phase of the process is filled with variables and decisions both big and small. My job is to make it seamless (and to make it look effortless).

CLIENT APPRECIATION

Even though the transaction is complete, the relationship never ends.  I'll stay in touch — and will never be too busy for you or any of your referrals.

Documents

As part of our work together, I will review all the required agreements and documents with you, but you may feel more confident jumping in if you’re familiar with the basics before we begin.

LISTING AGREEMENT

The listing agreement establishes the relationship between a seller and an agent. It spells out our agreement to work together. Here is a copy of the standard form.

Purchase Agreement

The purchase agreement lays out the terms of a purchase. Buyers and sellers need to review it carefully and be sure they understand it. Once you sign this document, you are bound by it.

PROPERTY DISCLOSURE

Caveat emptor (“let the buyer beware”) is the law in Virginia. With few exceptions, homes are sold as-is without any representations or warranties.

LEAD BASED PAINT DISCLOSURE

The Lead Based Paint Addendum is required for all homes built before 1979. The pamphlet Protect Your Family from Lead in Your Home provides more information.
